A spec sheet doesn't tell you whether the photographer has taste.
Pricing, turnaround, included services — those are baseline. What separates a $495 shoot from a $1,295 shoot is judgment: knowing which window to wait for, which corner to walk past, which detail to make the hero. That part you can only feel by looking at the work.

Where each studio actually wins.
Open Homes Photography
Pick them when: you need raw volume at the lowest sticker price and don't care about turnaround speed. They've shot 5,000+ Bay Area listings and the operations are tuned for scale.
Their turnaround is 48 hours standard. There's no client portal — files come via Dropbox link. No memberships, so heavy listers pay full retail every time.
PadStyle
Pick them when: you need 3D Matterport tours specifically — they've built a real specialty there. Mid-market pricing, decent turnaround.
Limited drone coverage and no built-in marketing tools. Their photo quality is solid but not editorial. Good fit for property managers and Airbnb hosts.
Spotlight Visuals
Pick them when: you're listing a $10M+ home and want the most established studio on the Peninsula. They've been doing this 15 years and the work is impeccable.
No instant booking, expect to wait 2–3 weeks for a slot. Premium pricing. No client portal, no systems, no recurring discount structure.
NS Visuals Estate
Pick us when: you want editorial photo quality at fair pricing, the fastest turnaround in the Bay (24 hrs), AND you want listing-launch infrastructure — TC management, cold outreach, lead bots, market reports — bundled with your media. That last part is unique to us.
Honest weakness: I'm new. 2 years in, ~200 listings shot. If you want a studio that's been operating since before you got your license, the legacy names above have us beat. If you want a studio built for how agents actually work in 2026 — fast, transparent, software-equipped — we're the pick.
I won't pretend I'm better at everything.
These four situations point to other studios. If you're in one of them, save us both the time.
- close When your seller wants the studio they recognize. Some Bay Area sellers have worked with Spotlight or Open Homes for a decade-plus and they want them again. That brand history is real, and I don't pretend I have it yet. If name recognition matters more to your seller than capability, the answer is an easy "go with them."
- close High-volume bulk shoots (10+ listings / week). If you're a brokerage doing 40+ listings a month and price-per-shoot is your only metric, Open Homes' operational scale beats mine. I could match their throughput, but only at their quality — and that's a tradeoff I won't make.
- close $10M+ trophy estates with celebrity privacy concerns. Spotlight has 15 years of NDAs and discretion practice. I can do the work — the photos will be better — but if confidentiality is the #1 concern, their track record outweighs my quality edge.
- close Last-minute weekend bookings. I keep a 24-hr lead time minimum. PadStyle and Open Homes can sometimes squeeze in a Saturday-morning emergency — I usually can't.

The questions you're about to ask.
If you're newer than the others, why should I trust you with a serious listing? add
Two years building this studio. ~200 listings shot. Every photo on this site is mine — no stock images, no stand-ins. If the portfolio meets your bar, the experience gap doesn't matter; you're buying the output, not the years on the website. If the portfolio doesn't meet your bar, no amount of legacy years would change that.
Do you sub the shoot out to a contractor? add
No. Every shoot is me — quote, calendar, on-site, post-processing, dashboard upload. The legacy studios have teams; that's why their throughput is higher. The trade is consistency: you get the same eye on every listing, not whoever was on rotation that Tuesday.
Why is your pricing on the page when no one else's is? add
Because quote-based pricing exists to capture more from buyers who don't comparison-shop. I built the calculator so an agent at midnight can slide the square footage, pick a bundle, and book — without waiting on a Monday-morning email. The price you see is the price you pay. No upsell on shoot day.
Are the seven agent systems an upsell, or actually included? add
The systems are sold separately — each one has its own price on the systems page. What's included with every shoot is the dashboard and the bundled deliverables for your chosen tier. The systems are there for agents who want them, ignored by agents who don't. Photo clients get them at a discount; standalone clients pay retail.
What if I don't like the photos? add
Revisions are free for the first round — flag the shots you want adjusted in the dashboard's annotation tool and they come back inside 24 hours. If you genuinely don't like the work after revisions, you don't pay. I'd rather lose the invoice than ship photos you're not proud of.
How do scheduling conflicts work in a busy week? add
Members get priority booking. Non-members get next-available, usually within 48 hours of request. If a slot is genuinely impossible, I'll tell you immediately and refer you to a Bay Area studio that can take it — usually one of the three listed above. No ghosting, no "we'll get back to you."
